C.A.R. Fair Housing Day Speakers

The California Association of REALTORS ® has hosted Fair Housing Day for its fifth year. In these past five years, the fair housing landscape in California—and across the nation—has undergone profound transformation. Nationally, momentum is shifting as federal leaders introduced H.R. 3086 (2025), legislation aimed at restoring HUD’s fair housing mission and reversing recent regulatory rollbacks. On a local level, cities and counties are integrating Affirmatively Furthering Fair Housing (AFFH) principles into their housing elements with renewed urgency. Yet, California continues to confront persistent challenges: residential displacement, unequal access to opportunity, and the long‑term impacts of Southern California’s devastating wildfires.
This session brings together leading voices from across California to reflect on five years of change, potential, and prosperity in fair housing. Panelists will examine what has worked, what remains unfinished, and what REALTORS® need to know to champion positive housing outcomes. This session will signal a pivotal moment to move Fair Housing Forward—from policy intention to measurable progress.

Heirs property—family‑owned homes or land passed down without a clear title—continues to threaten housing stability and generational wealth, especially in communities of color. This session reframes heirs property not as a historical challenge but as a modern homeownership issue requiring future‑focused solutions. Participants will examine how unclear ownership still limits access to financing, climate‑disaster recovery programs, and fair housing protections. The conversation will spotlight California’s recent Heirs Property Act, a landmark step designed to strengthen property rights, reduce vulnerability to predatory sales, and support families in securing clear title. Panelists will explore innovative legal tools, policy strategies, and community‑driven approaches that safeguard family legacies and expand pathways to wealth building. Together, we’ll look ahead at how fair housing principles can drive positive change and ensure that heirs property no longer is in the way of homeownership opportunities.
